What is a Residential Building Survey?
Typically a residential building survey is classed as a level 3 type of service.
This means that the level of report and inspection detail carried out by the chartered Surveyor is more comprehensive than the level experienced when a HomeBuyer Report service is instructed (class 2 type of service).
When Should You Consider Instructing a Residential Building Survey?
A building survey should be selected over a level 2 type of service such as the HomeBuyer Report service when the subject property falls into one or more of the following criteria:
If you are looking to purchase a property that falls into the above categories a residential building survey will provide you with the information you need to make an informed purchase decision.
Alternatively if you are the existing owner of one of the above said scenarios then a residential building survey will assist you in determining future planned maintenance liabilities.
If you choose to instruct a less comprehensive level of service, when considering purchasing or upgrading a property that you would categorise as above, then you should be aware that it is inevitable that the report produced will be inconclusive. The reason being that a number of further investigations and referrals are likely to be recommended by the inspecting surveyor. As a result, additional and potentially unecessary costs are likely to be incurred.
